If you’re planning to build a home, one of the biggest decisions you’ll need to make is whether to go with a volume builder or a custom (or boutique) builder. While both will get you a new home, the experience, quality, and end result can be very different.

So, which option is best for you? Let’s break it down.

What is a Volume Builder?

Volume builders, also known as project home builders, are the big companies you see constructing hundreds or even thousands of homes each year. They offer a range of pre-designed floor plans, often with limited options for customisation, and focus on building at scale to lower costs.

Pros of a Volume Builder

Typically more affordable per square metre – Mass production and bulk buying help keep prices lower – however, low sqm rtes typically infer that low quality products are the standard.
Faster preconstruction times – Standardised designs and processes speed things up preconstruction – however due to the WA grants system, there is a backlog of work, so at times builds can take anything from 12 months to 4 years.
Display homes available – You can walk through finished homes before committing.

Cons of a Volume Builder

Limited flexibility – Changes to the design or materials can be expensive or simply not allowed.
You deal with a sales rep, not the builder – The person you sign a contract with isn’t the one overseeing the construction of your home.
Quality and service can be hit or miss – A quick look at online reviews of major builders will show you common complaints about delays, poor workmanship, and lack of communication.

What is a Custom or Boutique Builder?

A custom builder (sometimes called a boutique builder) takes a personalised approach to home construction. Instead of choosing from a set menu of designs, you typically have the freedom to create a home that truly suits your lifestyle, block, and preferences.

Pros of a Custom Builder

Tailored to your needs – Your home is designed for your family, not mass-produced.
Higher quality materials – Custom builders typically use better finishes and construction techniques.
You deal directly with the builder – Instead of a sales consultant, you’ll work with the actual builder, meaning better communication and accountability.
Designed to suit your land – Custom builders can work with sloping blocks, irregular shapes, or difficult sites, rather than forcing a standard design to fit.

Cons of a Custom Builder

Can cost more upfront – But the quality and attention to detail can mean fewer issues and maintenance costs in the long run.
Longer design and planning phase – Because everything is tailored to you, there are more decisions to be made.

Key Differences at a Glance

So, Which One is Best for You?

Your decision should be based on what you value most.

  • If budget is your main concern and you don’t value high quality finishings, a volume builder might be the way to go—but make sure you do your research and read reviews to know what to expect.
  • If quality, flexibility, and a personalised experience matter to you, a custom builder is worth the investment.

At Perway Construction Services, we believe building your home should be an exciting and stress-free experience. We focus on high-quality, energy-efficient homes designed to suit your lifestyle, not just another cookie-cutter build.
