Passive Home Builders Perth

Homes that stay comfortable all year, without high energy bills.

What Does Passive House Actually Mean?

Passive House isn’t a style of home. It’s a smarter way of building. Originally developed in Germany, Passive House is now recognised as the leading standard for energy-efficient, high performance homes. The core idea is simple. Build a home so well-insulated and so airtight that it needs almost no heating or cooling to stay comfortable. Not through expensive technology. Through better building and design.

A passive house achieves this through key principles:

1. Superior insulation. Walls, roof, and floor are insulated well beyond standard Australian building code requirements. Heat stays out in summer. Warmth stays in during winter.

2. Airtight construction. Every gap, joint, and penetration in the building envelope is sealed. No draughts. No uncontrolled air leakage. This is tested and measured, not just estimated.

3. High-performance windows and doors. Double or triple glazed windows with thermally efficient frames. The weakest point in most homes becomes a strength.

4. Thermal bridge-free design. Cold or heat does not transfer through the structure. No cold walls. No condensation. No mould.

5. Mechanical ventilation with heat recovery. Fresh, filtered air circulates through the home constantly. Stale air is removed. The heat from outgoing air is reused, so you get fresh air without opening a window and losing your heating or cooling.

The result is a home that holds a stable, comfortable temperature with very little energy input. Most passive houses use 75 to 90% less energy for heating and cooling than a standard Australian home.

Perth’s Passive House Trade Certified Builder

Passive House only works when it’s built properly. Andy Kearns, Director of Perway Construction Services, holds the Passive House Trade Certified Builder credential. This is an internationally recognised certification awarded by the Passive House Institute in Germany.

In Perth, this level of training is rare. Most builders haven’t been trained in how buildings actually perform. Even fewer level of training understand how to consistently deliver airtight, energy efficient construction. At Perway, this knowledge doesn’t stop with Andy.

Our lead carpenter and wider site team are trained in key areas of high performance construction. We work alongside specialists for critical elements like airtight wrapping systems, ensuring every part of your home is built to perform as intended.

This isn’t a box we tick. It’s a standard we build to. Because the reality is, Passive House isn’t achieved through design alone. It comes down to how well it’s executed on site. Combined with our structured PAC Process (trained through Live Life Build) and focus on clear, upfront pricing, you’re not just getting a better home, you’re getting a team who knows how to deliver it properly.

What You Actually Get from a Passive House

Lower energy bills. A home that barely needs heating or cooling costs far less to run. Many passive house owners report energy savings of 75 to 90 percent compared to their previous home. In Perth’s climate, that means your air conditioner is not running all summer just to keep the house liveable.

Year-round comfort. No hot spots. No cold rooms. No waking up to a freezing house in July. The temperature stays stable and even throughout the home because the building envelope does the work, not the HVAC system.

Healthier indoor air. Mechanical ventilation with filtration means fresh air is constantly circulating. Dust, pollen, and outdoor pollutants are filtered out. This matters for families with asthma, allergies, or anyone who wants to breathe cleaner air at home.

No mould or condensation. Airtight construction and controlled ventilation eliminate the conditions that cause mould growth. This is a common problem in Perth homes, especially in bathrooms and bedrooms. Passive house design solves it at the source.

A quieter home. Superior insulation and high-performance windows significantly reduce outside noise. If you live near a busy road, a flight path, or noisy neighbours, you will notice the difference immediately.

Built to last. Passive house construction uses higher quality materials and more rigorous building methods. The result is a home that ages better, needs less maintenance, and holds its value over time.

Granny Flats

Passive House Eco Pods and Granny Flats

Every Perway Eco Pod is built using passive house principles. That means double-glazed windows, Pro Clima airtight wrapping, superior insulation, and a building envelope that performs well beyond minimum code requirements. and standard builds.

For a granny flat, this matters more than most people realise. A small building loses heat and gains heat faster than a large one. Insulation and airtightness are even more important at smaller scale.

Our Eco Pods stay comfortable without expensive air conditioning running all day. They cost less to run from day one. And they are built with materials and methods that are healthier, more durable and more enjoyable.

Whether you are building an Eco Pod for ageing parents, adult children, a home office, or rental income, passive house construction means lower running costs and a better living experience for whoever uses the space.

Passive House Principles in Your Renovation

You do not need to start from scratch to experience the benefits of Passive House.

When we renovate, we bring passive house principles into every project where it makes sense. That might mean upgrading to double-glazed windows, improving wall and ceiling insulation, sealing air leaks, or adding controlled ventilation to key areas.

Not every renovation needs to be a full passive house retrofit. But every renovation can perform better when the builder understands how buildings actually work. Andy’s passive house training means we’re not just renovating what you can see, we are improving how your home feels, functions, and performs long after the project is complete.

If you are doing a larger renovation and want to explore what a passive house approach would look like for your property, we are happy to walk you through it. The energy savings alone often justify the investment within a few years.
